Most fit-out contractors in the UAE subcontract the parts that decide the result: joinery, stone and MEP coordination. Hammer designs, builds and manufactures in-house, so scope, programme and finish stay in one pair of hands.

A fit-out contractor that owns the whole chain

A fit-out lives or dies on the parts most contractors hand to someone else: the joinery that has to meet a curved reception wall to the millimetre, the stone that has to arrive in the week the programme says, the MEP that has to pass inspection first time. Hammer Group is a design-build fit-out company in Dubai with its own design studio, site teams, joinery factory and marble factory. When the drawings, the manufacturing and the installation belong to one organisation, delivery dates stop depending on other people's order books.

We fit out offices and boardrooms, hospitality suites and F&B venues, showrooms and retail spaces across Dubai, Abu Dhabi and the wider UAE, for developers, main contractors, architects and owner-occupiers. Each project runs under one contract and one project manager, with weekly programme reporting, authority approvals handled in parallel with design, and factory production starting while the site is still being prepared.

Fitting out a home rather than a workplace? Our interior design and build team handles villas, palaces and apartments, and the same joinery factory supplies both. Whatever the brief, the promise is the same: a finished space that looks like the render, delivered on the date agreed, and looked after by our facility management team for as long as you want us there.

What does a turnkey fit-out include?
Everything between the first site survey and handing over the keys: design and construction drawings, authority and landlord approvals, strip-out and construction, MEP (electrical, HVAC, plumbing, fire and life safety), joinery, stone and finishes, furniture coordination, testing, snagging and handover documentation. You sign one contract and deal with one project manager.

How long does an office fit-out take in Dubai?
As a guide, a 300 to 1,000 sq m office is usually on site for 8 to 14 weeks once approvals are in place; hospitality, F&B and retail spaces with heavier MEP or custom joinery take longer. Because we manufacture joinery and marble in-house, production runs in parallel with site works instead of waiting on third-party suppliers, and approvals are submitted while the design is being finalised.

Which approvals are needed for a fit-out in Dubai?
It depends on the building and location: Dubai Municipality and Dubai Civil Defence in most cases, the relevant free-zone or development authority (for example DDA, Trakhees, JAFZA or DIFC) where applicable, and the landlord's or building management's NOC and fit-out guidelines. We prepare, submit and follow up the applications as part of the contract.

Do you handle design as well as construction?
Yes. Our in-house design studio takes the brief through concept, space planning, 3D visualisation and construction drawings, and the same organisation then builds it. If you already have an architect or designer, we build from their drawings and coordinate the technical detailing.

Can you fit out an occupied building or a trading venue?
Yes. We plan phased or out-of-hours works, isolate dust and noise, and coordinate deliveries and permits with building management so tenants, guests or customers are disrupted as little as possible.

Where do the joinery and marble come from?
From Hammer's own factories in the UAE. Reception desks, wall panelling, storage, furniture and stone flooring, cladding and counters are made to the project drawings, which gives us control over quality, lead times and cost, and lets you review samples and mock-ups before production starts.

What types of spaces do you fit out?
Offices and boardrooms, hospitality suites and F&B venues, showrooms, retail and exhibition spaces, across Dubai, Abu Dhabi and the wider UAE. Residential interiors, from apartments to palaces, are handled by our interior design and build team.

How is a fit-out priced?
Early in design we give budget bands so decisions can be made before drawings are finalised. Once the design is frozen we issue an itemised bill of quantities, so you can see exactly what is included, and we flag alternatives where a different material or detail would save cost without changing the look. Prices are quoted in AED, exclusive of 5% VAT.
